Which properties are we acquiring?

As an active and bank-independent commercial investor in the greater Berlin area, we at SPAYCE are continuously looking for new properties. But what exactly makes a property interesting to us? Here, we give owners, project developers, and brokers a detailed insight into our acquisition strategy and criteria.

1. The segment we are looking for: Commercial properties with character & footfall

We specifically invest in street-level commercial properties in established retail and high-street locations. Pure hall, warehouse, or logistics properties are expressly not part of our requirement profile.

Our target properties are characterized by the following features:

  • Property types: Retail and gastronomy units as partial ownership (ground floor) and single-story commercial buildings.

  • Commercial rows preferred: Special priority is given to the acquisition of several adjacent units (commercial rows).

  • Gastronomy option: We prefer properties with existing or technically feasible smoke extraction via the roof.

  • Architecture & layout: Large, continuous window fronts with maximum visibility to the street, as well as open layouts without disruptive static partition walls.

  • Rental structure: Preferably vacant or with flexible commercial leases to quickly realize development potential.

2. Size & purchase volume

We ensure lean transaction processes and quick decisions. Our target parameters are:

  • Optimal area: Approx. 50 m² per unit (partial ownership).

  • Maximum purchase volume: Up to 2.5 million EUR per commercial row or single transaction.

3. Precisely focused on the neighborhood: Our desired locations in Berlin

For us, the micro-location is decisive. We are looking for urban hotspots with high pedestrian frequency, strong quality of stay, and a demonstrably functioning retail and gastronomy structure – always in the immediate vicinity of U-Bahn, S-Bahn, tram, or bus stations.

Our target micro-locations include:

  • Berlin-Mitte: Around Hackescher Markt, Alexanderplatz, Rosenthaler Platz, and Friedrichstraße.

  • Kreuzberg: Bergmannstraße.

  • Prenzlauer Berg: Kastanienallee and Schönhauser Allee.

  • Charlottenburg-Wilmersdorf: Kurfürstendamm (incl. direct side streets within a 100m radius) and Wilmersdorfer Straße (pedestrian zone).

  • Friedrichshain: Warschauer Straße and Boxhagener Platz.

  • Schöneberg: Maaßenstraße.
